Villa Park, CA Mortgage Refinance in California

We make it easy to get the lowest mortgage refinance interest rate in Villa Park, CA.

Our loan specialists can customize a loan that is perfect for your needs. In no time at all, Villa Park, CA residents can be on the way to a lower interest rate, a lower monthly payment, or switching from an adjustable rate mortgage to a fixed rate mortgage.

When Should I Refinance?

The best time to refinance is when interest rates in Villa Park, California drop below the rate of your current mortgage.  With a lower interest rate, you'll save money on your mortgage payment every month.  Be sure to read our article titled Reasons to Refinance Now.

Turn Your Adjustable Rate into a Fixed Rate

With adjustable rates on the rise Villa Park, CA residents can benefit greatly from refinancing your home for a low fixed rate.  These benefits include a lower monthly mortgage payment, and the security of knowing your mortgage payment won't increase.

Cash-Out Refinancing

Using the equity in your home, you can refinance your mortgage for a higher amount than your current principal balance and receive the extra funds as cash.  You can use this money however you would like, including, remodeling your home, paying off high-interest rate credit cards, paying off student loans, or consolidating all your debt.  How much cash out you can receive by refinancing depends largely upon the principal balance remaining on your mortgage and the amount of equity in your home.

Eliminate PMI

Private Mortgage Insurance is usually required if your downpayment on your home was less than 20 percent.  If your home equity has increased since your purchase, you may have enough equity to elimate that PMI payment by refinancing your mortgage.

Save Thousands in Interest

When you refinance your home you can decide to switch your mortgage to a shorter term, such as 10, 15, or 20 years.  Depending on how much lower the refinance rate is, you will likely pay more per month for this shorter term home loan.  However, in the long-term you are saving thousands in interest.  And because more of your monthly mortgage payment goes towards the principal, your home equity will increase much quicker.

Band director pleads not guilty to charges of sex with student

female music teacher at El Modena High School pleaded not guilty today to eight felony charges related to what prosecutors allege was an unlawful sexual relationship with a male student. Carlie Rose Attebury, 29, who was the school's band director, was charged with two counts of unlawful sexual intercourse and six other counts, including dissuading a witness from reporting a crime. A preliminary hearing is scheduled for Jan. 26. If convicted, she faces eight years and eight months in state prison. Attebury, dressed in blue jeans and a striped blouse, stood somberly as Superior Court Commissioner Cheryl Leininger raised her bail amount from $50,000 to $250,000 and instructed her to have no contact with the boy, who officials allege was 15 to 16 at the time of the encounters. Leininger also instructed Attebury to stay away from schools and to have no contact with anyone younger than 18, except a relative. "I would hope the public would reserve judgment," said Stephen D. Klarich, Attebury's attorney. .

Greater Orange ELECTION RESULTS: DELIGIANNI and WAYLAND win OUSD

Republican Party backed and Education Alliance tied Alexia Deligianni and Mark Wayland were elected to the Orange Unified School Board Tuesday night. The pair who ran as the AM slate defeated the well-financed and establishment-endorsement-rich Arianna Barrios and Florice Hoffman. The local race was part of a huge ballot that apparently led voters to rely on slate endorsements. Conservative Proposition 8 voters also appear to have made an impact in their voting to approve the initiative in Orange County 57% to 42.3%. In the two way race between Barrios and Wayland, the voting percentages closely mirrored the Proposition 8 vote: Wayland 56.9% and Barrios 43%. The OUSD Board philosophical split still favors the Godley Majority of Kathy Moffat, Lissa Smith, Kim Nichols; and John Ortega. Independent fiscal conservative Trustee Rick Ledesma often was the odd man out with oppositional defiant Trustee Steve Rocco often voting apart from the majority. Rocco came in third in his bid for a Santa Ana City Council seat and will have his last OUSD meeting this month. Trustee John Ortega now appears to be the swing vote on any major future issues that may split the OUSD Board. The much more conservative Ortega has often appeared to be a reluctant member of the Godley Majority, but has yet to find his own voice on the Board. OUSD Board watchers attribute Ortega's silent voting style to the demands of his duties as an Orange County Deputy Sheriff and family obligations. .
