Example: John and Jane own a house valued at $500,000, with a mortgage (or mortgages) that total $300,000. If you subtract the value from the total loan about ($500,000 - $300,000) you get the equity of the house, in this case $200,000. If John and Jane split their assets 50-50, each have $100,000 equity in the house. Therefore, if John wishes to keep the house, he would need to refinance the mortgage(s) with a total loan amount of $400,000 and use the remaining $100,000 to buy out his spouse.

George Vreeland Stephens Jr.
11/15/2008 12/15/2008 LONG VALLEY NJ LONG VALLEY -- George Vreeland Stephens Jr. died on Monday, Nov. 10, 2008, in his residence in Long Valley. He was 71. He was born in Long Valley on Oct. 18, 1937, the son of the late George V. Sr. and Mabel (Sutton) Stephens; and lived in Long Valley all of his life, in the house in which he was born. He was the husband of 41 years of Alice H. (Wright) Stephens. He is survived by his wife, Alice, at home; one son, George V. Stephens III, 40 years old, of Randolph; one daughter, Alicia Marie Stephens, 32 years old, of Gentry, Ark.; one brother and sister-in-law, Anthony 'Skip' and Madeline Stephens of Texas; one sister, Edna Hutchins of Madill, Okla.; two grandchildren, Axel and Sandy; good friends Ed Sartoris and Jake Wright; and many nieces and nephews. George Stephens was a truck driver for the Kirk Allen Trucking Co. in Chester; he previously was employed by Salmon Bros. in Netcong and Harrington Construction in Chester. He also was the owner of Stephen's Tree Service for over 30 years. He served in the Army during the Vietnam era. He was of the Protestant faith. He enjoyed tending to his vegetable garden and gave his vegetables to all of his friends. Visitation is on Monday, Nov. 17 from 2 to 4 and 7 to 9 p.m. at the Cochran Funeral Home, 905 High St., Hackettstown, N.J., 07840. Services are on Tuesday, Nov. 18 at 12:30 p.m. at Cochran Funeral Home. In lieu of flowers, donations to the family c/o the Cochran Funeral Home would be appreciated. James J. Sullivan Sr.
10/19/2008 11/19/2008 Netcong NJ NETCONG -- James J. Sullivan Sr. died at home in Netcong on Friday, Oct. 17, 2008, after a long illness. He was 90. Born in West Hoboken (Union City), Mr. Sullivan lived in Mount Arlington and Saylorsburg, Pa. He studied at the Franciscan Seminaries in both Staten Island and Rensselaer, N.Y., before pursuing a career in the insurance business. He was employed at Crum & Forster and the state of New Jersey Department of Taxation. Mr. Sullivan was a veteran of the Army Air Corps during World War II. He had also been an Extraordinary Minister and Lector at Our Lady of the Lake Roman Catholic Church in Mount Arlington, and was a member of the Knights of Columbus. He is survived by his wife, Victoria 'Peggy' (Garofalow) Sullivan; his sons, James J. Sullivan Jr. of Andover Township, and Michael J. Sullivan of Sparta; and his daughters, Susan L. Alai of Morristown, and Margaret A. Coe of Independence Township. Mr. Sullivan is also survived by three grandchildren, Julia M. Alai, Victoria R. Coe and Charles H. Coe; and a sister, Ellen McGuire of Bloomfield. Predeceasing Mr. Sullivan were his brothers, Francis Sullivan and John Sullivan, as well as his sisters, Elizabeth Bell and Kathleen McBride. Visitation will be held on Monday, Oct. 20 from 2 to 4 p.m. and 7 to 9 p.m. at the William J. Leber Funeral Home, 15 Furnace Road (corner of Route 206) Chester, N.J. A Mass of Christian Burial will be celebrated on Tuesday, Oct. 21 at 10 a.m. at St. Jude Thaddeus Roman Catholic Church in Budd Lake.
