NY Divorce Buyout in New York
Since 1979 Somerset Mortgage Lenders Co. has been considered a leader in the residential mortgage lending business and is currently licensed in 26 states, including New York, offering its expertise in many of the circumstances that life brings to many homeowners. In most cases Somerset has been able to provide lower payments for the spouse remaining while giving large cash outs to the other. Our Divorce Buyout Loan Specialists work with you to determine how much of a loan you need and what it will cost to refinance.Following is an example of how Divorce Buyout works:
Example: John and Jane own a house valued at $500,000, with a mortgage (or mortgages) that total $300,000. If you subtract the value from the total loan about ($500,000 - $300,000) you get the equity of the house, in this case $200,000. If John and Jane split their assets 50-50, each have $100,000 equity in the house. Therefore, if John wishes to keep the house, he would need to refinance the mortgage(s) with a total loan amount of $400,000 and use the remaining $100,000 to buy out his spouse.

Once wilderness amid bustle, NYC rail becomes park
Joshua David remembers vividly the first time he stepped out onto the rusted-over elevated railway track that snaked above Manhattan. 'It was this incredible, hidden landscape that was invisible from the street that just stretched for blocks and blocks and blocks _ as far as you could see,' he recalls. 'All these grasses and wildflowers and trees, hidden like a secret garden in the middle of the city. And it just made your heart rise.' There was no public access to the shock of green above the rusty underbelly of the High Line railway. With wrecking balls looming, David helped lead a campaign to turn the abandoned track, winding through a desolate corner of the city, into a public park.

Oil falls as global demand concerns resurface
Oil prices tumbled nearly $7 on Tuesday from last week's close ahead of the U.S. Labor Day weekend as investors shifted their focus to slowing global demand after fears subsided about Hurricane Gustav's impact on Gulf Coast oil rigs and refineries. By afternoon in Europe, light, sweet crude for October delivery was down $6.94 a barrel to $108.52 in electronic trading on the New York Mercantile Exchange. Earlier in the session it had dropped as low as $105.46. On Friday, the contract settled at $115.46 a barrel as Gustav approached the U.S. Gulf coast, a key region for oil drilling and refining. But traders were relieved that Gustav weakened as it neared the offshore oil rigs and Louisiana refineries, and appeared to have caused less damage than expected in New Orleans and surrounding areas.
