Fixed Rate Loans

Several categories of conventional loans exist, the most common and familiar being the fixed rate mortgage. In the cases of fixed rate mortgages, the borrower will lock in an interest rate, and pay down both the principal and interest on the loan at that interest rate every month until the mortgage is paid off. The most typical term of a fixed rate loan is 30 years, though fixed rate mortgages can also be obtained for much shorter terms, the primary difference being in the size of the monthly mortgage payment.

Conforming Loans

Other conventional loans are known as conforming loans. In these cases, an arrangement is made between borrower and lender that comply with the stipulations of two federally run mortgage trading companies (or Government Sponsored Entities - GSEs) Fannie Mae (FNME) and or Freddie Mac (FHLMC).

Fannie Mae and Freddie Mac do not directly approve or deny loans. They buy and sell home mortgages, working with lenders to make home ownership easier for people to attain. Lenders like to sign up borrowers with conforming loan, because they can then sell these loans to Fannie May or Freddie Mac in order to more quickly receive the funds coming to them, and use those funds to make other investments. Fannie Mae and Freddie Mac, in turn, then repackage these loans to sell to investors as securities.

The current guidelines for a conventional Fannie Mae loan set a maximum purchase price for a single-family home at slightly above $415,000 (though residents of Alaska, Hawaii, or Guam may be able to qualify for an even larger loan).

The interest rate as well as the short- and long-term pricing on a conforming loan is determined primarily by the type of loan applied for. Also taken into consideration will be the amount of funds you already have to contribute to closing costs, your credit rating, credit score, and credit history, your employment history, and the type and location of the home in question.

Jumbo Loans

Other forms of conventional loans are nonconforming loan instruments that do not meet Fannie Mae or Freddie Mac loan qualifications, such as jumbo loans, or loans so large they fall outside the Fannie Mae and Freddie Mac loan limits (or purchase limits). Jumbo loans are provided by private investors and as such ordinarily come with much higher interest rates than conforming loans.

FHA Loans

Government entities from a local to a federal level and private entities alike have worked to develop loan programs that make home ownership a reality for many people considered under-qualified for traditional mortgages. These include loans for first-time homebuyers and people with a low-to-moderate income that are insured by the Department of Housing and Urban Development (HUD) via the Federal Housing Administration (FHA).

Police investigated a report of the theft of a wallet March 22 from TJ Maxx in Rib Mountain, according to court records. * Travis S. Oknewski, 29, 736 Ridgeland Ave., Schofield, made an initial appearance Sept. 11 on a misdemeanor charge of disorderly conduct. The court ordered a $500 signature bond and set a pretrial conference for Sept. 22. Police investigated a report that Oknewski pinched a child July 19 in Weston, according to court records. * Bradley T. Steckart, 18, 2503 Jonquil Lane, Wausau, made an initial appearance Sept. 11 on misdemeanor charges of possession of marijuana, possession of drug paraphernalia and obstructing an officer. Police investigated a report that Steckart had marijuana in his possession Jan. 29 at The Dollar Tree in Rib Mountain, according to court records. * Christopher L. Lafernier, 31, 709 S. Cedar Ave., Marshfield, made an initial appearance Sept. 11 on two misdemeanor charges of telephone harassment. The court ordered a $1,000 signature bond and set a pretrial conference for Oct. 2. Police investigated two phone calls Lafernier was accused of making April 5 to a woman in Marshfield, according to court records. * Austin J. TerMaat, 19, 4356 Tenpas Road, Vesper, made an initial appearance Sept. 11 on misdemeanor charges of negligent handling of a weapon and disorderly conduct. The court ordered a $800 signature bond and set a pretrial conference for Oct. 2. Police investigated a report that TerMaat fired a handgun Jan. 16 in the town of Maine following a fight, according to court records. * Terry L. Voigt, 51, 14025 60th Ave., Merrill, made an initial appearance Sept. 11 on two misdemeanor charges of possessing a live harmful wild animal. The court ordered a $1,000 signature bond and set a pretrial conference for Oct. 2. Voigt had two black bears in his possession Jan. 17 in the town of Berlin without the permission of the Department of Natural Resources, according to court records. * Joseph R. Walters, 19, T11426 N. 23rd St., Wausau, made an initial appearance Sept. 11 on misdemeanor charges of battery and disorderly conduct. The court ordered a $1,000 signature bond and set a pretrial conference for Oct. 2. Police investigated a report that Walters hit a man with a baseball bat during a fight Jan. 4 at a town of Maine residence, according to court records. * Joseph O. Philavanh, 20, 1501 Northwestern Ave., Wausau, made an initial appearance Sept. 9 on felony charges of bail jumping and possession of methamphetamine. The court ordered a $5,000 signature bond and set a pretrial conference for Oct. 2. Philavanh was arrested Aug. 24 when an officer found a bag of pills in a vehicle following a traffic stop for speeding in Wausau, according to court records. * Sean P. Bachar's vehicle was stopped by an officer Aug. 31 after a report that she was driving in the wrong lane of traffic on Highway 29 in the town of Rietbrock, according to court records. * Renee M. Mullen, 19, 5506 Jean Ellen St., Weston, made an initial appearance Sept. 2 on a felony bail jumping charge and misdemeanor charges of resisting an officer and two counts of bail jumping. The court ordered a $5,000 signature bond with the first $500 to be paid in cash and set a plea hearing for Sept. 11. An officer reported that Mullen yelled profanities and resisted officers Aug. 30 after an officer stopped her for speeding in Kronenwetter, according to court records. * Charles I. Lundeen, 17, 1300 N. Ninth Ave., Wausau, made an initial appearance Sept. 2 on misdemeanor charges of possession of drug paraphernalia and bail jumping. The court ordered a $1,500 signature bond and set a hearing for Sept. 10. Lundeen gave an officer a marijuana pipe Aug. 31 while speaking with him in Wausau, according to court records. * Rebecca L. Boe, 38, 1221/2 S. Fifth Ave., Wausau, made an initial appearance Sept. 2 on misdemeanor charges of retail theft and bail jumping. The court reinstated bond and set a hearing for Sept. 9. Boe and another woman were investigated for their role in a shoplifting complaint at Kohl's Department store in Rib Mountain, according to court records. * Maria L.
